Tommy Seilheimer // Chicago SEO, GEO & AEO

Chicago’s SEO, GEO & AEO growth partner.

Chicago is the third-largest city in America, 2.7 million people across 77 official community areas, and one of the most competitive search markets anywhere. Your customers are not searching "Chicago." They are searching "near me" from a specific block, asking ChatGPT who to hire, and picking from the three businesses Google puts on the map. I have spent 23 years making sure businesses like yours are the ones they find.

// The Chicago Market

Why Chicago SEO is a different game.

Most "Chicago SEO" pages treat the city as one market. It is not. It is 77 community areas and well over 200 named neighborhoods, each with its own search behavior, competition level, language mix and buying patterns. A strategy that works in Lincoln Park will underperform in Little Village. A Map Pack position that wins the Loop at noon means nothing in Beverly at 7 p.m. The businesses that dominate Chicago search understand this and build for it.

Here is what actually shapes ranking in this city:

Proximity is decided block by block. In a suburb, one Google Business Profile can cover a wide radius. In Chicago, the density of competitors means Google has plenty of closer options for almost every searcher. You cannot out-locate a competitor two blocks away, so you have to out-relevance and out-prominence them, and you have to build genuine neighborhood presence in the areas you actually serve.

Customers search by neighborhood, not by city. Real searches look like "plumber Logan Square," "dentist West Loop," "personal injury lawyer near me" from a phone in Pilsen. A single citywide page cannot match that intent. Neighborhood-specific content, done with real substance rather than a swapped place name, is what captures it.

The competition includes national brands. In the Loop, River North and the West Loop you are competing for attention with franchises, national chains and companies with enterprise marketing budgets. Beating them takes authority, precision and proof, not volume.

Search is multilingual. Chicago is one of the most diverse cities in the country. In Pilsen, Little Village, Humboldt Park, Chinatown, Uptown and Rogers Park, a large share of demand is searched in Spanish, Polish, Chinese and other languages. English-only optimization leaves that demand to whoever bothers to serve it.

AI answers are already shortlisting Chicago businesses. Ask ChatGPT or Gemini for the best roofer in Chicago, the best dentist in Lakeview or a divorce attorney in the Loop, and it names specific businesses. An AI answer only cites a handful of sources. In a market with hundreds of competitors per category, being one of the two to seven that get named is a decisive advantage, and most Chicago businesses have done nothing to earn it.

Zero-click is the norm. Chicago customers pick from the Map Pack, the AI answer or the featured snippet without ever visiting a website. If you are not in those positions, your beautiful site never gets a chance to convert.

The takeaway: Chicago rewards businesses that show up completely, consistently and locally across Google, Maps and AI, in the specific neighborhoods they serve. That is exactly what I build.

// How It Works Here

What each service actually does for a Chicago business.

Chicago SEO built for neighborhood search

I start with the technical foundation so Google can crawl and render every page, then rebuild your service pages to match what Chicago customers actually search. Then comes the part most agencies skip: genuinely useful neighborhood content for the areas you serve, with real local specifics, not a template with the neighborhood name swapped. That is what captures "near me" and neighborhood-modified searches without triggering Google's thin-content filters. See the full SEO breakdown or read the SEO foundation every business needs.

Google Business Profile and the Chicago Map Pack

In Chicago, the Map Pack is where the phone calls come from, and proximity makes it brutal. I fix the single most influential factor first, your primary category, then complete every field most owners leave blank, build a review system that produces steady recent reviews mentioning your services and neighborhoods, clean up inconsistent citations, and track your position on a geo-grid across the city so you see block by block where you win. See how the GBP work runs or read how to win the Map Pack in your city.

GEO: getting named when Chicago asks AI who to hire

When someone asks ChatGPT for the best option in Chicago, the engine names a small handful of businesses. I structure your content so it can be extracted and quoted, build the off-site corroboration that makes you a trusted source, keep your facts consistent across every listing, and make sure the AI crawlers are not blocked at your server. Then I test real Chicago prompts monthly and show you who gets named. See the GEO service or read GEO vs AEO: how to get cited by ChatGPT and Gemini.

AEO: owning the direct answer

"How much does a furnace repair cost in Chicago?" "Do I need a permit for a deck in Chicago?" "Best dentist near Wrigley Field?" Those questions have answer boxes, and somebody owns them. I structure your pages so the answer is stated clearly and immediately in a form Google and voice assistants can lift, backed by FAQ schema. See the AEO service.

Websites that convert Chicago traffic

Fast, mobile-first, built with a clear neighborhood structure and a conversion path that works for someone standing on a train platform. If your current site is fundamentally sound, I will improve it rather than sell you a rebuild. See website design.

Video, reputation, reporting, reinstatement and consulting

Chicago watches before it calls, and YouTube content is heavily cited by AI, so video gives you another way in. Your reputation is the tiebreaker in a city with dozens of options per category. Every engagement includes geo-grid reporting across the city. If your profile has been suspended, reinstatement is a specialty. And if you have an in-house team, I offer consulting to direct them.

// Neighborhood Guide

How search works in every part of Chicago.

Chicago customers search by neighborhood. Here is what I have learned about local search behavior and competition across the city, side by side. If your neighborhood is not listed, I serve it - these are the ones that come up most.

// Downtown & Central
The LoopNorth America's second-largest business district. Searches here skew corporate, professional and B2B, and "near me" intent is dominated by lunchtime and commuter behavior. Ranking means competing with national brands on authority.
River NorthRestaurants, galleries, agencies and nightlife packed into a few blocks. High-value, high-competition local searches where reviews and photos decide the click.
West Loop & Fulton MarketThe city's fastest-transforming commercial district: tech offices, destination dining, boutique fitness. Search demand is exploding and most businesses here are under-optimized.
South Loop & Printer's RowDense residential growth next to the museum campus. Strong demand for everyday services (dental, fitness, pet, home) from newer residents who rely entirely on Google.
Streeterville & the Magnificent MileTourism, hotels, medical (Northwestern) and luxury retail. Two audiences at once: visitors and residents. Content has to serve both without confusing Google.
// North Side
Lincoln ParkAffluent, family-oriented, fiercely loyal to neighborhood businesses. Local reputation carries enormous weight, and review quality matters more than volume.
Lakeview & WrigleyvilleYoung professionals, Cubs traffic, dense bars and services. Seasonal search spikes are real and ranking in the Map Pack near Wrigley is a proximity battle.
Wicker Park & BucktownCreative businesses, boutiques, studios, salons. Brand voice and visual presence matter as much as keywords, and Instagram-native customers still search Google before they buy.
Logan SquareRapidly changing, restaurant-heavy, homeowner-heavy. Home service demand is climbing and most contractors serving it have no neighborhood presence online.
Uptown & EdgewaterDiverse, multilingual, densely residential. Searches happen in more than one language and Google Business Profile completeness is the difference-maker.
Andersonville & Lincoln SquareWalkable, independent-business districts with strong "shop local" culture. Being the named recommendation in AI answers is a real advantage here.
// West Side
PilsenHistoric Mexican-American neighborhood turned arts destination. Bilingual search is the norm. English-only optimization leaves half the demand on the table.
Little Village (South Lawndale)One of the largest Mexican-American communities in the Midwest, roughly 80 percent Hispanic. Spanish-language content and profile fields are not optional here.
Humboldt ParkA growing residential market with rising home-service and healthcare demand. Early movers on local SEO are taking positions that will be hard to dislodge.
Near West Side & Illinois Medical DistrictHospitals, clinics, universities. Healthcare and professional-service searches with high stakes and strict E-E-A-T expectations.
// South Side
Hyde ParkUniversity of Chicago, museums, an educated and research-minded population. Long-form, authoritative content outperforms thin service pages.
BronzevilleA historic neighborhood in the middle of a residential and commercial resurgence. Local SEO competition is still thin, which is an opportunity.
Bridgeport & ChinatownEstablished communities with strong word of mouth. Multilingual profiles and consistent citations across community directories matter.
Beverly & Mount GreenwoodSuburban feel inside the city limits, with large lots and homeowners who invest in property. Home services, landscaping and remodeling searches are strong.
Chatham & South ShoreDensely residential neighborhoods with underserved local search. Businesses that show up completely and consistently win by default.
// Far North & Northwest
Jefferson Park & Portage ParkBungalow-belt homeowners, city workers, and a service economy that runs on Google Maps. Proximity plus profile completeness decides the 3-pack.
Rogers ParkOne of the most diverse zip codes in the country, next to Loyola. Multilingual demand and a young, mobile-first population.
O'Hare & Norwood ParkAirport-adjacent commercial activity, hotels, logistics and a stable residential base. B2B and travel searches mix with everyday local services.

Also serving Belmont Cragin, Avondale, Irving Park, North Center, Ravenswood, Albany Park, Ukrainian Village, West Town, Garfield Park, Austin, McKinley Park, Brighton Park, Back of the Yards, Englewood, Woodlawn, South Chicago, Pullman, Roseland, Morgan Park and every other Chicago community area. Chicago is the flagship market in my service area, alongside the surrounding suburbs.

// Who I Work With

Chicago industries I help get found.

The fundamentals transfer across industries. What changes is which searches matter, how customers compare, and how fierce the competition is. In Chicago, these categories are the most competitive and the most rewarding to win.

Restaurants & HospitalityChicago is a food city with thousands of options in a few square miles. Map Pack position, photo quality and review velocity decide who fills tables. Reservation and menu schema help you show up for the specific dish someone is craving.
Law FirmsPersonal injury, criminal defense, immigration and family law are among the most expensive keywords in the country. Winning requires deep authority, E-E-A-T proof and neighborhood-level pages, not a generic "Chicago lawyer" page.
Healthcare, Dental & Med SpaFrom the Illinois Medical District to neighborhood practices, patients search by insurance, procedure and location. Your Google Business Profile categories and service lists are the primary ranking lever.
Home Services & ContractorsPlumbing, HVAC, roofing, electrical and remodeling across a city of bungalows, two-flats and high-rises. Proximity is brutal, so neighborhood-specific content and service-area strategy are essential.
Real Estate & Property ManagementAgents, brokerages and property managers compete with national portals. The winning move is neighborhood expertise content Zillow cannot produce, plus a dominant Business Profile.
Professional & Financial ServicesAccountants, consultants, staffing and agencies serving the Loop and West Loop. B2B searches are lower volume but extremely high value, and AI engines increasingly make the shortlist.
Retail & E-commerceBoutiques on Milwaukee Avenue, showrooms in River North, online stores shipping nationally. Local inventory, product schema and category pages built for search intent.
Fitness, Wellness & BeautyStudios, gyms, salons and spas compete on a block-by-block basis. Reviews, photos, booking integration and class-specific pages separate the winners.
// Straight Talk

What SEO actually costs in Chicago.

Nobody wants to publish this, so I will. Chicago agencies quote anywhere from a few hundred dollars a month for a basic package to several thousand a month for competitive categories. The cheap end usually means a templated report and no real work. The expensive end is sometimes justified and sometimes just a bigger office in the Loop.

What actually drives the cost of ranking in Chicago:

FactorWhy it matters in ChicagoEffect on investment
Your categoryLaw, healthcare, home services and restaurants are among the most contested categories in the city.Higher competition means more authority building and more content.
Your neighborhoodsThe Loop, River North, West Loop and Lincoln Park are saturated. Many South and West Side neighborhoods are wide open.Targeting less-contested areas produces faster, cheaper wins.
Number of locationsEach staffed location needs its own profile, page, reviews and tracking.Scales with location count, but the playbook is repeatable.
Your starting pointA suspended profile, a slow site or a history of bad links has to be fixed before growth work starts.Cleanup first, then acceleration.
Language reachBilingual content and profiles in neighborhoods where Spanish or other languages dominate search.Adds scope, but captures demand competitors ignore.
AI visibilityGetting named in ChatGPT and AI Overviews requires structured content plus off-site authority.Layered on top of SEO, not a separate spend.

I build custom plans rather than one-size-fits-all packages, and I will tell you honestly if a smaller scope makes more sense for your situation. What you are paying for is leads, and I report on leads, not vanity metrics. Here is how the reporting works.

// The Process

How I outrank your Chicago competitors.

Chicago visibility baseline

A geo-grid of your Map Pack position across the city, organic rankings for your real customer searches, a Google Business Profile audit against the businesses holding your spots, and a check of whether ChatGPT and Gemini name you or your competitors.

Neighborhood and intent mapping

Which neighborhoods you actually serve, which searches produce revenue for a business like yours in each one, and where the competition is beatable. This is where most Chicago strategies go wrong: they aim at the whole city and win nothing.

Foundation and profile

Technical fixes, page structure, schema, and a fully optimized Google Business Profile with the correct primary category, every field completed and a review system that runs. Fastest wins come from here.

Neighborhood content with real substance

Pages and articles built for the neighborhoods and questions your customers search, with local specifics and structure that both Google and AI engines can use. Bilingual where the neighborhood demands it.

Authority and AI presence

Reviews that mention services and neighborhoods, consistent citations across Chicago directories and associations, genuine local mentions, and the structure that gets you cited in AI answers.

Measure by neighborhood, then expand

Monthly geo-grid tracking, leads by source, AI mention tracking. We double down where you win, fix where you fade, and add neighborhoods as you take territory.

// What Goes Wrong

Mistakes that keep Chicago businesses invisible.

One "Chicago" page for the whole city

Customers search by neighborhood. A single citywide page matches almost none of that intent and gets outranked by competitors with real neighborhood presence.

Twenty neighborhood pages that all say the same thing

The opposite mistake. Templated pages with only the neighborhood name changed are exactly what Google treats as low-value, and they can drag down the whole site. Substance or nothing.

Fighting proximity instead of working around it

You cannot move your building. Businesses that pour energy into relevance, prominence and the neighborhoods where they can actually win beat the ones that keep trying to rank in the Loop from Bridgeport.

Ignoring Spanish-language demand

In large parts of the West and Southwest Sides, that is the majority of the market. English-only competitors are leaving it to whoever shows up.

Keyword-stuffed business names

"Best Chicago Plumbing Experts" as a business name gets reported by competitors and suspended by Google. In a city this competitive, someone will report it.

Stale profiles and old reviews

A profile with no new photos, no posts and no recent reviews reads as a business winding down. Chicago customers have dozens of alternatives and they will pick the one that looks alive.

No AI strategy

Chicago customers are already asking ChatGPT who to hire. Businesses with no structure for AI citation are not in the answer and do not know it.

Real results. Real Chicago credentials.

I am not an out-of-state agency with a Chicago landing page. I am based in Bolingbrook, 30 miles from the Loop, and I have been ranking Chicagoland businesses since 2003. I am the digital marketing partner for The REKAP, the Chicago sports media channel hosted by David Kaplan, and my agency, SEOLEVELUP, partners with ESPN 1000. I know how this city searches because I have watched it search for 23 years.

One local client, a waterproofing company that was nearly invisible in local search, went from "the phone only rings when it rains" to the top spot across the western suburbs, with Google Business Profile calls up more than 330 percent year over year. Nothing exotic. The fundamentals, executed completely, in the right order. That is what I build for Chicago businesses.

// Chicago SEO FAQ

Questions Chicago businesses ask me.

Do you offer SEO services in Chicago?
Yes. I provide SEO, GEO, AEO, Google Business Profile optimization, website design, reputation management, YouTube SEO, consulting and reinstatement for businesses across all 77 Chicago community areas, from my base in nearby Bolingbrook.
How is SEO in Chicago different from the suburbs?
Density. In the suburbs, a single Google Business Profile can cover a wide radius. In Chicago, proximity is decided block by block, and customers search by neighborhood rather than by city. Ranking requires neighborhood-level content and strategy, not one generic Chicago page.
What does SEO cost in Chicago?
It depends on your category and how competitive your neighborhood is. Chicago agencies commonly quote anywhere from several hundred dollars a month for basic packages to several thousand for competitive categories like law, healthcare and home services. I build custom plans and tell you honestly what your market requires. Book a free strategy call →
How long does it take to rank in Chicago?
Google Business Profile fixes can move Map Pack rankings in two to six weeks. Competitive organic terms like 'Chicago personal injury lawyer' or 'Chicago plumber' typically take six to twelve months of consistent work. Neighborhood-specific terms often move much faster.
Can I rank across the whole city with one location?
Partially. Google anchors your Map Pack visibility to your registered address, so a single location cannot dominate the 3-pack citywide. You can extend organic reach with substantive neighborhood pages, and if you legitimately operate additional staffed locations, each gets its own profile.
Which Chicago neighborhoods are the most competitive for SEO?
The Loop, River North, West Loop, Lincoln Park and Lakeview have the deepest competition for most categories. Neighborhoods on the South and West Sides often have far less competition, which makes them fast wins for businesses that serve them. Book a free strategy call →
Do you do Spanish-language SEO in Chicago?
Yes. In neighborhoods like Pilsen, Little Village, Humboldt Park and Belmont Cragin, a large share of searches happen in Spanish. Bilingual profiles, pages and reviews capture demand that English-only competitors miss entirely.
How do you help Chicago businesses show up in ChatGPT and AI Overviews?
By structuring your content so AI engines can extract and cite it, building the third-party mentions that make you a trusted source, keeping your business facts consistent everywhere, and verifying AI crawlers can reach your site. Then I track whether you are actually being named for real Chicago questions.
What is the Chicago Map Pack and why does it matter?
The three local listings shown with a map at the top of local searches. In a city this dense, it captures the majority of calls and direction requests. Your primary category, review velocity and profile completeness are the main levers.
Why does a smaller Chicago competitor outrank me?
Usually a better-matched primary category, closer proximity to the searcher, more recent reviews, or business details that are more consistent across the web. Chicago Map Pack rankings are a data-accuracy and proximity contest as much as a size contest.
Do you work with Chicago restaurants and hospitality?
Yes. Restaurants are one of the most competitive categories in the city. Map Pack position, photos, review velocity, menu and reservation schema and neighborhood content are the levers I work.
Do you work with Chicago law firms?
Yes. Legal is among the most expensive and competitive categories anywhere. Winning requires deep authority, real E-E-A-T proof, practice-area pages and neighborhood-level content rather than a generic citywide page. Book a free strategy call →
Can you help multi-location Chicago businesses?
Yes. Each location gets its own Google Business Profile, its own page with unique content and its own review flow, with consolidated reporting so both the brand and each location see what matters.
Are you actually based in Chicago?
I am based in Bolingbrook, about 30 miles southwest of the Loop, and I have worked with Chicago businesses since 2003. I am also the digital marketing partner for The REKAP, the Chicago sports media channel hosted by David Kaplan, and my agency partners with ESPN 1000. Chicago is not a remote market for me. Book a free strategy call →
Do you offer a free Chicago SEO audit?
Yes. On a free strategy call I show you where you currently rank across Google, the Map Pack and AI search for your real Chicago customer searches, who is beating you and why, and what it would take to pass them.
What makes your Chicago SEO different from the big agencies?
You work with me directly, not a rotating account manager. I have 23 years of hands-on experience, I report transparently with geo-grid tracking across the city, and I will tell you when you do not need something you are asking for.
Do you provide reporting for Chicago rankings?
Yes. Geo-grid tracking shows your Map Pack position from dozens of points across Chicago, so you see exactly which neighborhoods you win and where visibility fades, alongside calls, leads and AI mentions.
Can you help if my Chicago Google Business Profile was suspended?
Yes. Reinstatement is a specialty. I identify the cause, correct the profile, assemble the documentation Google requires and manage the appeal until you are back on the map.
